For a big group, the easiest place to land in San Pancho is a single large villa a short walk from the sand — think four bedrooms, a private pool, and enough shared space that ten or twelve people never feel on top of each other. Our San Pancho collection is built around exactly these homes, most of them in the La Esquina and Punta Paraiso communities, a block or less from the sand. If you're planning a reunion, a bachelorette weekend, or a friends' trip for winter, book early: December through March is high season here, and the good villas go months ahead.
Why San Pancho works for a group
San Pancho — officially San Francisco — sits about five miles north of Sayulita on Mexico's Riviera Nayarit. It's the quieter sibling: a small, bohemian village where the pace is slow and the whole place is walkable. Nothing in town is more than about a 15-minute stroll, which matters more than you'd think when you're moving a crowd. No one needs a car to get to dinner, and the group can splinter and regroup all day without anyone getting stranded.
The main street, Avenida Tercer Mundo, runs straight down to a wide, golden beach backed by jungle. It stays refreshingly uncrowded — the community here runs regular cleanups, and it shows. That's the core of San Pancho's appeal for groups: you get real beach-town beauty without the elbow-to-elbow feel of busier spots down the coast.
A quick, honest note on the water. San Pancho's beach break is beautiful but can have strong surf and rip currents, so it's better for experienced surfers and wading than for little kids doing serious swimming. If your group includes young swimmers, a villa with a private pool solves it — which is one reason we steer larger parties toward homes that have their own.
Things to do without leaving the village
Part of what makes San Pancho easy for groups is that the entertainment is low-effort and close by.
The beach and sunset. The west-facing shore means the whole group can gather for sunset with drinks — a nightly ritual that needs zero planning.
EntreAmigos, the town's community center, anchors local life with a library, art space, workshops, and recycling program. It's a genuine window into the village.
Sea turtle releases. The local conservation group, Grupo Ecológico de la Costa Verde, runs public hatchling releases in the nesting seasons (roughly summer and again in late fall) — a memorable, kid-friendly outing when the timing lines up.
La Patrona Polo & Equestrian Club, just outside town, hosts polo matches and events in the winter season — a fun, unexpected group afternoon.
Food and markets. The restaurant scene punches well above the village's size, heavy on fresh seafood and local produce, plus a weekly artisan market for browsing.
And when you want more nightlife or surf lessons for beginners, Sayulita is a 15-minute drive south — close enough for an evening out, far enough that you come home to quiet.
Getting there
Fly into Puerto Vallarta International Airport (PVR). San Pancho is roughly 28 miles (45 km) north, about an hour's drive up Highway 200.
For a group, the move is a private transfer or two booked in advance — door-to-door, splits cheaply across a full villa, and spares everyone the airport taxi shuffle with luggage. A private van runs in the ballpark of 1,000–1,500 pesos; rideshares from the airport tend to land around $35–50 USD when available. A rental car isn't really necessary once you're in town — parking is tight on the cobblestone streets — but one car for the group is handy for grocery runs and the Sayulita hop.

For most groups, one large house beats scattering across several small ones — shared kitchen, shared pool, one address for the transfer driver. A few of our favorites in the San Pancho collection:
Cumbre Lofts — a 4-bedroom that sleeps up to 12, with poolside living. It's our go-to for the biggest groups: reunions, milestone birthdays, and bachelorette parties that want everyone under one roof.
Casa Mezcalito — 4 bedrooms and 4.5 baths, sleeping 8, with a private heated pool. The bath-per-bedroom layout is the detail couples and families quietly appreciate on a shared trip.
If your group is closer to a dozen-plus and you'd rather have a little separation — say, parents and kids, or two friend groups — booking several condos side by side works beautifully. La Esquina sits about a block from the beach, with sweeping views from its rooftop and partial ocean views from some units, while Punta Paraiso is right on the sand with direct beach access — so you get independent units within steps of each other and the water. For a smaller add-on crew or an overflow couple, a two-bedroom like Casa Venus rounds things out.

How far ahead should we book for a winter trip?
For December–March, aim for four to six months out. The large villas are the first to go, and holiday weeks (Christmas, New Year's, and the March spring-break window) can book even earlier.
Is San Pancho good for a group with kids?
Yes — it's quiet and walkable, which parents love. Just choose a villa with a private pool, since the ocean here has real surf and currents better suited to wading and experienced swimmers.
Can a big group get by without renting cars?
Mostly, yes. The village is a 15-minute walk end to end, and private transfers handle the airport run. One shared car is nice for groceries and a Sayulita evening, but it's optional.
How many people can one villa hold?
Our largest homes sleep up to 12. For groups beyond that, we pair neighboring condos in La Esquina (a block from the beach) or the beachfront Punta Paraiso so everyone stays close.
