What a gem!! We parked the car and didn’t drive for 5 days… boats and boardwalks. Restaurants and boutiques. Fishing and fun. Walk to the beach with waves. Walk everywhere. Balboa peninsula is a special place. Take the $2 ferry to balboa island and walk shop eat the most delicious foods. I wish our stay was longer… We went with 5 of our children and slept comfortably in our own rooms…. It’s designed like a hotel with each of the 3 floors having everything you’d need to be comfortable. Thank you!!!

This was a wonderful place to spend with family.

The house was beautifully appointed and in a lovely location right on the Balboa Bay. We walked most locations while there.One big problem with the property (as it related to staying there with kids) was very unreliable internet. My kids are 4-10 years old, and to wind down in the evening we wanted to turn on a movie. The internet was regularly failing. I was able to connect a TV to my phone’s wireless hotspot, but that works for a single TV, so everyone has to be in the central room. If you’re staying there with people who all have their own devices I’m sure it’s fine. The cleaners were late getting out, preventing us from accessing the property until about 30 minutes after our scheduled check-in time. VRBO compensated us for this, but it definitely made getting in stressful (4 kids in the car for 6 hours, you can imagine).Overall the property was very nice, it was wonderful to be able to open the bay-facing doors, but for the price I was pretty frustrated with the experience. For over 1,000 a night, my expectation is that things are seamless, and they really were not.

Family time This place was amazing ! We enjoyed spending and celebrating two birthdays . We all had enough space to spread out . The beds were so comfortable and the place was very clean. The location was perfect for us to walk along the boardwalk and the kids had fun at the fun zone .

Nice location and view All good great view. But they have a noise control device and a spa.. for both reasons they barge into.the house without notice, my kids were sleepimg only in bedroom. Property managemwnt told me they can anytime and you need to opt.out if you dont want a stranger opening the door unanoinced. I would never go back very dangerous situation

Couples Get Away The home was wonderful and had plenty of room for a group of 6 adults. We did cook every night so the kitchen was a little tight if you really like to cook, but we made it work. It had most of the kitchen products we liked, but I would bring some storage items if you like leftovers to eat the next day. We loved playing games on the 2nd level, and we loved the location and views day & night. We enjoyed opening all the doors each night as we cooked. We did not use the advertised hot tub due to the fact that it did not have enough water, was not clean, nor had any chemicals in it. Sort of a bummer for 2 in our group. We had two cars which there was room for, but very very tight to pull in and out. Would stay again, if we go back to Newport!

Amazing waterfront home Front half of a great bayside waterfront home in Newport Beach easily handles 3 couples in en suite bedrooms with an additional loft upstairs with a Murphy bed. Two king suites with an additional queen suite all with stunning main room views on each floor. Quiet neighborhood only 4 blocks to the beach. Easy to access restaurants and marinas and freeways to other areas surrounding LA. Management company very responsive to inquiries Only issue was a glitch with my VRBO linkage to accessing the virtual Check-in Definitely want to return soon!

We enjoyed the place and location. The holiday lights on the bay are beautiful during the holidays.\nThe kitchen is furnished with dishes and pots and pans for easy cooking.\nThe beds are comfortable and the spaces are easy for relaxing moments. It is a fun walkable area.

Wedding Overall we had a very nice stay.One smoke alarm was chirping when we arrived and then another at 6am on departure day. Make up mirror in 2nd floor front bedroom is broken and neither ice maker works

It is absolutely beautiful and the views- of the harbor, ferry, boats, fun zone- are wonderful! It is close to everything- food, shops, activities- both land and sea! -, and easy walking distance to beach! Good communication with Host.Just had a few issues (sliding glass doors locking mechanism fail, hot water fail(cold shower!), fire place fail, no carafe for coffee maker, freezer access handle fail, missing cabinet doorknob, very narrow and difficult access to king size bed on one side-I’m petite and could barely manage!)…

The home is lovely and in a great location. Parts of the home were not in good working order; the downstairs BBQ electric lighter was not working, so you had to use a lighter, that also did not work so we had to buy a lighter to use the BBQ; the cable was not connected which was u known to us and the hosts answered were the same as the instructions and took several hours to both respond and then to trouble shoot; several showers did not work well, on connector fell off the shower wall and both rain showers dribbled rather then provided the shower experience. The home was difficult to navigate for people with mobility issues, that should be noted in the description.

This home was truly so special!!! The location is amazing, the house is stunning (photos don’t do it justice!), views were great. There was so much space and loved all the little details throughout the home. Would 100% stay again and recommend for groups.

Simply phenomenal property. The location was perfect, right on the boardwalk to the Balboa Ferry, waterfront and the photos and description did not do this place justice. This is easily one of the nicer properties in Newport Beach. Spacious, clean, state of the art and worth every penny. If you want to stay in truly one of Newport's better properties, this is it. Comfortably slept 6 people. We all had our own space in the tri-level, uniquely developed house. Hope to be back.

We've stayed at this home on multiple occasions. We will continue to choose this home every time we head down to Southern California.

It was a perfect getaway for Mother’s Day!

Top notch in all respects. If you're looking for a place in this area, hard to imagine anything better. It's right on the water. We spent two days just lounging in the house and on the decks looking out at the boats sailing by, cooking in the great kitchen, and enjoying a great house. Lots of space, open layout, really just perfect for what we wanted. Quiet and beautiful, and a very short walk to everything you'd want or need.

Our stay was wonderful! The home had great views, amazing outdoor living and the home itself was amazing. Wonderful space and the beds were super comfortable as well! Beautiful location We had a great experience staying at this property. We opened all of the sliding glass doors and windows and were able to enjoy the bay breeze. It also had AC to make for a very comfortable night's sleep.
